Overseeing a diverse portfolio of multifamily residential, townhouse, single-family, and retail projects, we provide an environment designed for long-term career advancement.

We are currently seeking a Licensed Property Manager to take operational ownership of an established residential portfolio in the Edmonton region.

Core Responsibilities

  • Ownership Point of Contact: primary point of contact for property owners; lead operational communications, portfolio updates, relationship performance expectations.
  • Team Leadership: direct, mentor, manage a team of Property Administrators; delegate daily assignments (leasing workflows, tenant inquiries, data entries, building schedules).
  • Portfolio Oversight: lead all day-to-day operations for a dedicated multi-unit residential apartment portfolio.
  • Leasing & Turnovers: drive complete vacancy-to-leasing lifecycle — marketing, tours, strict vetting, lease execution, move-in/out inspections.
  • Tenant Relations & Compliance: customer service standards, resolve escalating disputes, enforce Alberta Residential Tenancies Act (RTA).
  • Asset Operations: familiarity with building systems (HVAC, fire panels, security, backup generators) to guide administrators and techs.
  • Financial Management: direct rent collection, supervise vendor AP workflows, oversee monthly ownership financial tracking with corporate accounting.
  • Development Support: secondary support to Langier Developments on site transitions for capex renos and new construction.

Job Requirements

  • Active in-good-standing RECA Property Management Licence (required).
  • Proven experience supervising admin/site staff in real estate or property operations.
  • Thorough practical knowledge of Alberta RTA.
  • Flexible schedule incl. on-call rotation and evening/weekend leasing; salary covers all hours.
  • Strong command of PM accounting ecosystems; MS Office required; Yardi a distinct asset.
  • Valid Class 5 Alberta licence, clean record, reliable transportation.
  • Legally eligible to work in Canada.
