Pay Grid: Salary Range 6 ($67,040.00 to $92,180.00 per year)

Summary of Duties:

Under the direction of the Director of Infrastructure, the Housing Maintenance Manager is responsible for overseeing the maintenance, repair, and inspection of Lil’wat Nation housing units. The position manages the housing maintenance team and ensures that housing repair requests are completed efficiently, safely, and in a timely manner.

This role is responsible for coordinating housing work orders, supervising maintenance staff, implementing preventative maintenance programs, and supporting housing inspection programs to protect the Nation’s housing assets and ensure safe and healthy conditions for community members.

Key Deliverables and Expectations:

• Manage and coordinate all housing maintenance and repair work orders.

• Prioritize repair requests based on urgency, safety, and operational needs.

• Schedule and assign work to maintenance staff including carpenters, carpenter helpers, and plumbing trades.

• Ensure work orders are completed in a timely and efficient manner.

• Track and monitor work order status from intake to completion.

• Supervise and support housing maintenance staff.

• Provide direction, scheduling, and performance oversight for maintenance crews.

• Ensure work is completed safely and to an acceptable standard.

• Coordinate training and skill development for maintenance staff.

• Develop and implement a housing inspection program.

• Conduct or coordinate annual inspections of Nation housing units.

• Identify maintenance issues and potential risks to housing assets.

• Document inspection findings and recommend repair or upgrade priorities.

• Establish preventative maintenance schedules for housing systems and components.

• Coordinate maintenance activities such as plumbing inspections, ventilation checks, and building repairs.

• Work to reduce emergency repairs through proactive maintenance planning.

• Oversee the implementation and ongoing management of the Nation’s housing work order system.

• Ensure all maintenance requests are properly documented and tracked.

• Maintain records or repairs, labor, materials, and maintenance history.

• Work closely with the Housing Department regarding tenant issues and repair needs.

• Coordinate with Public Works when repairs involve infrastructure systems such as water, sewer, or drainage.

• Monitor maintenance materials and supply inventories.

• Assist with estimating repair costs and managing maintenance budgets.

• Track labor and material cost associated with housing repairs.

• Prepare regular reports on housing maintenance activities including; number of work orders received, completion timelines, backlog of repairs, major repair trends

• Provide recommendations to management regarding housing repair priorities and long-term maintenance planning.

• Perform other related duties as required.

Experience and Attributes:

• Trade certification in carpentry, plumbing, building maintenance, or a related field preferred

• Or equivalent combination of technical training and relevant experience

• Minimum 5 years experience in residential construction, maintenance, or building operations

• Minimum 2 years supervisory or team leadership experience

• Experience managing maintenance work orders or service operations considered an asset

• Experience working with First Nations communities considered an asset

• Strong knowledge of residential construction and building systems

• Ability to diagnose and prioritize housing repair issues

• Experience supervising maintenance crews

• Strong organizational and scheduling skills

• Ability to use or learn work order management software

• Excellent communication and problem solving skills

• Ability to work collaboratively with community members, staff, and leadership

• Understanding and respect for the culture and values of Lil’wat Nation

• Must be able to provide a clear Criminal Record Check, Vulnerable Sector

• Valid Class 5 Driver’s License and clean Driver’s Abstract with access to a vehicle.
