PROFILE SUMMARY

Wesgroup is seeking a Live-In Residential Maintenance Technician to support the day-to-day maintenance, repair, and preventative upkeep of a 71-unit residential rental building. This role also provides maintenance support across nearby properties within the Wesgroup portfolio.

Working closely with the Resident Building Manager and Janitorial staff, the Maintenance Technician plays a key role in ensuring the property and its amenities are well maintained, safe, and operating efficiently.

A live-in suite is provided and must be occupied at the start of employment.

In addition to responsibilities at the primary site, this role provides relief coverage and maintenance support across the portfolio, including on-call coverage to respond to after-hours emergencies.

KEY ACCOUNTABILITIES

General Maintenance & Repairs

Perform general repairs, maintenance, and preventative maintenance for building systems and equipment
Complete minor repairs including plumbing fixes, lighting replacements, battery changes, dispenser installation, and general upkeep
Maintain building systems including HVAC, electrical, mechanical, structural, and elevating devices
Respond to maintenance service requests and complete work orders in order of priority, providing updates as required

Preventative Maintenance & Inspections

Conduct routine building inspections to ensure systems are operating safely and efficiently
Identify potential hazards, deficiencies, or maintenance concerns
Complete routine preventative maintenance checklists and maintain accurate documentation in line with the Preventative Maintenance Program
Assist with building condition and environmental assessments and prepare reports as needed

Suite Turnovers & Resident Support

Assist with suite turnovers, including repairs, patching, painting, and preparation between tenancies
Support the Resident Building Manager with move-in and move-out inspections and related maintenance tasks
Deliver professional, timely, and customer-focused service to residents

Building Operations & Systems Monitoring

Operate and monitor key building systems including Building Automation Systems, Fire & Life Safety Systems, and emergency generators
Ensure all systems operate in compliance with safety regulations and operational standards
Recommend maintenance improvements and capital upgrades to enhance performance and energy efficiency

Vendor & Contractor Coordination

Coordinate and oversee contractors on-site to ensure work meets service agreements and quality standards
Liaise effectively with external service providers and internal stakeholders

Grounds & Property Upkeep

Maintain cleanliness and overall appearance of the property
Perform tasks such as power washing, landscaping support, debris removal, and garbage collection as required

Safety & Compliance

Ensure all work complies with Occupational Health & Safety regulations and Wesgroup’s Corporate Safety Program
Respond effectively to building emergencies during regular working hours and while on-call

Portfolio Support & On-Call Coverage

Provide maintenance support and relief coverage at other Wesgroup properties
Provide on-call coverage, responding to after-hours emergencies:

Primary building coverage during the week
Additional site coverage as needed

Professional Representation

Represent Wesgroup professionally in all interactions with residents, contractors, and colleagues
Perform other related duties as required

QUALIFICATIONS, KNOWLEDGE & EXPERIENCE

Minimum 1–3 years of experience in residential or commercial building maintenance or repairs
Strong customer service skills with the ability to interact professionally with residents and contractors
Ability to read and interpret specifications, as-built drawings, and construction documents
General knowledge of construction practices and building maintenance best practices
Strong organizational, time management, and problem-solving skills with the ability to prioritize tasks effectively
Proficient with Microsoft Office; experience with Yardi is an asset
Strong written and verbal communication skills, including professional email and phone etiquette
Self-motivated, adaptable, and eager to learn
Valid Class 5 driver’s license with a clean driving record
Ability to walk long distances and stand for extended periods
Ability to lift up to 50 lbs
Proficient in safely using hand and power tools

EXPECTED COMPENSATION

Annual Base Salary: The expected salary range for this role is $50,000 - $60,000 per annum. Actual offered salary will depend on individual experience, qualifications, geographic location, market conditions for the role, and internal equity.
Monthly housing taxable benefit for a live-in arrangement.
