What Will You Do?

Market Research & Opportunity Identification

-

Meet with cities and planners to identify areas of opportunity for future development

-

Gather property information and market information from various sources for the purposes of acquisitions and development

-

Visit sales centers throughout Metro Vancouver and perform market research and data collecting

-

Obtain and analyze CIMs that pertain to opportunities of interest

-

Gather information on opportunities from relevant municipal departments and develop relationships with employees working in those departments

Financial Analysis & Due Diligence

-

Undertake financial analyses of properties of interest, both development and investment properties

-

Undertake feasibility and proforma analyses, including extensive use of Excel, with respect to properties of interest

-

Undertake the full due diligence of properties contracted for purchase, ensuring all issues and matters relevant to acquisition and development are dealt with prior to condition waiver

-

Oversee property tax challenges related to Onni holdings

Transaction Support

-

Prepare proposal submissions for RFPs

-

Assist in drafting purchase and sale contracts, letters of intent and other relevant documents

-

Assist in negotiations for the purchase and sale of properties

-

Obtain quotations and proposals from various consultants and/or service providers as required or requested

Relationship Management

-

Develop and maintain strong relationships with real estate brokers, both commercial and residential

-

Attend various meetings related to the acquisition and development process

Administration

-

Create and organize files for acquisition and development

-

Prepare letters, memos, e-mails and correspondence as requested or required

Minimum Qualifications (Knowledge, Skills, and Abilities):

-

3+ years of relevant experience in a similar position

-

Relevant education, degree or diploma in Finance, Legal, Real Estate Management, or Business Administration

-

Valid driver's license and vehicle, with ability to travel internationally as required

-

Proficient in Excel and Word, with experience using AI platforms and models (Claude or similar) considered an asset

-

Excellent verbal and written communication skills

-

Strong interpersonal skills with the ability to build rapport across internal teams and external stakeholders

-

Self-motivated with a proactive, detail-oriented approach to managing competing priorities

-

Comfortable working independently and exercising judgment in fast-paced, deadline-driven environments

Salary Range:

$75,000 - $100,000
